Direct Deposit/Automatic Withdrawal
At your preference, we can either send your net rental income by check or directly deposit it into your bank account. Tenants can also make payments electronically and automatically.
We obtain a copy of their credit report along with their credit scores, check for any eviction filings against the applicant, verify landlord and employment references, and ensure they are not listed as a registered sex offender. We’ll provide a recommendation to approve, deny, or conditionally approve the applicant with a higher deposit. Ultimately, you will have the final decision on their approval.

Above All Solutions Inc. property managers and maintenance contractors are on an on-call rotation, ready to respond to emergencies 24/7.

Our office is staffed from 8 AM to 4 PM, Monday through Friday, making it easy for you or your tenants to reach a live representative for assistance. Additionally, many tasks and requests can be managed through our website and via email, both available 24/7.

We provide a detailed monthly accounting of all income and expenses, along with a year-end summary that includes your Form 1099 to assist with your tax return. You can choose to receive your statements by mail or via email, based on your preference.

Our Leasing Manager oversees a team of Market Specialists dedicated to promoting available rental properties, ensuring a coordinated approach to advertising and showings. This includes extensive promotion on multiple national websites as well as our own site, featuring property descriptions and digital photos. With several leasing agents available, we can show your property at nearly any time. The internet allows prospective tenants to access information about your property, including directions, 24/7. They can also request a call from an agent to schedule a showing.

We have established strong relationships with several contractors who prioritize our requests and often offer discounted rates due to the volume of business we bring. This allows us to expedite repair work with reliable vendors who stand behind their services.
Above All Solutions Inc. respects the Law of Agency and will collaborate closely with your Real Estate Agent. If a resident is secured before a Buyer is found, you can simply remove your listing from the sales market. Conversely, if your Real Estate Agent identifies a Buyer prior to finding a resident, please provide us with a copy of your contract, allowing you to terminate without incurring the full contract termination penalty. We kindly ask that you reimburse us for half of the property marketing expenses, totaling $150, for the months your property was advertised for rent until you secured a Buyer and informed Above All Solutions Inc. in writing that your property went under contract.

When leasing a single-family home, especially one with a fenced backyard, it’s likely that you’ll attract potential residents with pets. We’ve found that implementing a “no pets” policy can significantly limit your pool of quality residents, potentially excluding up to 75% or more of interested renters. While we encourage you to consider accepting pets, you still have the ability to set specific limitations.

With decades of experience working with thousands of residents—many of whom have pets—we’ve established a sensible and market-driven pet policy. This policy has a proven track record of effectively managing pet-related concerns and minimizing potential damages. We require an additional refundable pet deposit and ensure that all pets comply with our established guidelines.

To further support our policy, we utilize a dedicated screening service for pets and service/support animals through www.PetScreening.com. During the application process, prospective residents will be directed to this website to complete an application regarding their pets or service/support animals. This thorough screening process helps us assess the suitability of their pets for your property and determine the appropriate deposit amounts to mitigate potential liabilities.

Most investors reach out to us via email initially. In our first response, we provide several documents, including a clear outline of our fees. Unlike many competitors who bury their fees across multiple pages, our agreement presents all fees in one straightforward paragraph for easy understanding.

Next, you’ll need to have a conversation with one of our agents to discuss your property. Thanks to the internet, we can gather valuable information about the property and its location while we talk, using public data, maps, and satellite images.

During this call, we’ll schedule an appointment for our staff to inspect your property. This inspection is crucial for verifying the condition and addressing any habitability or marketing concerns.

State law mandates that a written agreement must be in place before we take over the leasing and management of your property. Therefore, the next step involves completing and having all investors listed on the warranty deed sign the Exclusive Leasing & Management Agreement.

Once the inspection is complete, we can list your property as soon as the same day. We’ll take the necessary photos, get it listed online, and activate it on the market as quickly as possible.

For out-of-state investors, we can manage everything without requiring you to make a special trip. While we enjoy meeting clients in person, many of our relationships are long-distance. As long as we have access to the property, we can handle everything from there.
